     1 Q. Just what is the MLS?
      Simply put the MLS is a computer program which allows agents to find homes based on bedrooms, size, amenities and lots of other criteria. Only a real estate agent can enter information in the MLS. The  MLS is considered the number one selling tool used by real estate agents. Over 90% of all real estate sold comes through the MLS system. Real estate agents pay a  fee to the Realtors' association for the right to publish information on the MLS system and agree that Sellers will pay a commission to any licensed real estate agent that brings the buyer for their home. 
                    
    2    Q. Will agents show my home for 2% or will they ignore my house?
    Good agents show their buyers everything on the market regardless of the commission offered however, not all agents are good agents. One has to wonder how an agent would act if they had a buyer looking at homes selling at $300,00 and paying $6,000 commission and a similar home paying $9,000 commission. Would they show it or skip it for the one paying the higher commission? No two properties are the same so they could get nothing by avoiding yours if your home is exactly what the buyer is looking for, but if there is nothing unique about your home and there are others that are similar available, you need to make yours stand out from the others, one way to be noticed by agents is by offering more commission or offering a bonus to the selling agent.  During a period when there are not many homes available most listings are paying 2 to 3% to the selling broker (this is the selling commission side) during a period when there are too many houses available, commissions offered can be higher... sometimes as high as 10% as extra incentive to the home buyers agent. All commission rates are negotiable so, ultimately it is up to you to decide what you want to offer. 398MLS only gets the flat fee 
        
    Q. Is it true that Homes on Multiple Listing Service ( MLS ) usually sell for a higher price

      Yes, it's true. According to the National Association of Realtors, Homes listed on the MLS average 12% higher net proceeds than homes sold for sale by Owner.      
        
    Q. How long does it take to be listed on the MLS?
      It usually takes 24 to 48 hours to be listed on the MLS, Realtor.com usually takes 72 – 98 Hours to get your data.
            
     5 Q. Will my listing look the same as those who have agreed to pay a full listing commission?   Your listing on Realtor.com is far better than the standard listings,  See our Showcase flat fee listings

Your phone number will be listed as the contact number for Agents to call for showing instructions or for any questions they may have about your property.      6 Q. How will I know if my property is listed with all of the correct information?  
      We will e-mail you a link to your MLS listing and you may make changes, provided the changes are acceptable to the rules and regulations of your local MLS and Board of Realtors.

    Q. Is the MLS really going to help me sell my home?  
    If you really want to sell your home then you need all the exposure you can get and listing on the MLS is simply the best way to do that. There is no guarantee that listing your home on the MLS will bring you a buyer but, having your home on the MLS is crucial if you are serious about selling! Up to 90% of all US home buyers use the services of a real estate agent and, their real estate agents use the MLS to search for homes on the market. Not only does the MLS provide a central location to advertise homes for sale to local agents, it communicates to them that the Seller is willing to pay a commission to the buyers' agent. Thus, listing your home on the MLS serves to motivate real estate agents to show your home and to work hard to sell your home to their buyers. Surveys show that other methods of advertising are far less effective and rarely produce satisfactory results .   
      
         9  Q. What if I sell the house on my own? All You Pay is the Flat FEE!
      When you list your home through 398MLS.com you maintain the right to sell your home on your own. If a  buyer finds your house on Realtor.com or by any other means other than a real estate agent, you will not pay a commission or any additional fees.   
                  
         10  Q. Should I be concerned about lead-based paint?  
      If your home was built before 1978, you are required by law to provide your buyer with a lead-based paint disclosure, along with the EPA pamphlet entitled, "Protect Your Family from Lead in Your Home". This is provided on our site for your information (for Owners with homes built before 1978).    
            
     11 Q. Should I be concerned about radon gas?  
      Radon is a naturally occurring, radioactive gas. It is impossible to detect radon without testing for it. For questions concerning radon, call the EPA's National Radon Hotline toll-free at 978- 821-9667-767-7236.      

    12 Q. Will you conduct open houses?
      You may hold an open house of your own, if you so desire. We do not conduct open houses. The only revenue we receive is from the flat fee MLS listing. 
        
     13 Q. Will my property be listed on the internet?  
      Yes. Your property will be listed on www.realtor.com, and numerous other high traffic real estate websites. These internet listings will give you national exposure to out of state home buyers. Since hundreds of people move to Florida daily, this exposure can be very important in selling your home quickly and for the best price.      14  Q. Who will do all of the paperwork involved in the sale of my home?  
     You will be responsible for the paperwork on the sale of your home, it is recommended that you use the services of a local real estate title company or real estate attorney.

    15 Q. Why should I use a flat rate MLS listing program like yours rather than just selling for sale by Owner?  
      Flat rate MLS services provide far greater exposure than traditional for sale by Owner (FSBO) marketing efforts. If you rely on the traditional marketing used by FSBO's  (newspaper ads, unprofessional yard sign, open houses, fliers, word of mouth, etc.) this is limiting, at best. Also, advertising your home for sale in the newspaper can become an expensive proposition. Most qualified buyers use the assistance of real estate brokers and agents. Most agents and brokers will feel comfortable dealing with you knowing that their commissions are protected. The professional real estate agent will ensure that their buyers are pre-approved for financing before showing them homes in their area. Also, having a real estate professional accompany a potential buyer to your home may add a measure of safety for your family. You won't have to be alone with a stranger in your house who simply states that they are a buyer.            
        
     16 Q. If I don't hold an "Open House" or run newspaper ads, won't I miss out on potential buyers?   

    The MLS, Internet exposure and sales price are far more important in the sale of your home than all other sales or marketing techniques combined. Most people don't realize it but, newspaper advertising, TV cable access real estate showcase programs and open houses are mainly used to generate future leads and listings for agents, they are not for marketing your home in particular. It is important to remember that about 90% of all U.S. home sales are directly generated by listing on the MLS.  
        
    17 Q. Will other agents try to sell my house too?  
      Yes! When you list in MLS you offer to pay the agency that brings you the buyer at what ever co-broke percentage you offer in your MLS listing. This is the same way buyer's brokers get compensated by the listing agency. The percentage they get paid is often 3%. The other 3% the listing agency keeps. When you list with us you save that 3 - 6 %!
